When you are looking to purchase a property in Spain it is important to consider exactly what you are looking for. The advantages and disadvantages of various options are of course very important here. One of the important choices that will have to be made is whether you are looking for an existing property or want to buy a newbuild property in Spain.

If you buy an existing property in Spain, the house is often somewhat older and sometimes even dated. In addition, up to 15 years ago the quality of houses in Spain was actually a lot lower, mainly because there was a high demand for properties. In the past 15 years there has been a revolution, especially regarding quality and insulation. It is of course quite possible that an older house has its charm, but does it also outweigh the numerous benefits of a beautiful new-build property on the Spanish coast?

When you choose a new-build house or apartment, you know for sure that you will have a carefree time. Everything is brand new and works as it should. And if something goes wrong, you can count on a guarantee. There are also no maintenance works or renovations that you must start immediately.

A new-build property is of higher quality

As already indicated, much has changed in the past 15 years in the way of building in Spain. Due to the real estate crisis, builders have become aware that it is not simply possible to sell everything. Developers have become better aware of what the customer is looking for, which means that quality has improved enormously compared to around 20 years ago. A major improvement is not only visible in terms of material and construction. The quality also affects energy consumption; where up to 20 years ago even single glazing was often used, we now see very good double glazing with aluminum frames. Building quality and building materials are much better than in previous years.

A new-build property in Spain is much more energy efficient

If you buy a car or a new washing machine, you expect them to be energy efficient. Why not take this into account when purchasing a holiday home or an apartment in Spain? Substantial progress has been made in this area in recent years and the builders use renewable energy for part of their power supply. Luxury complexes with many amenities

When you buy in a residence, you often benefit from the well-kept, nicely decorated communal areas with stylish swimming pools and relaxation areas. An indoor spa with sauna, heated swimming pool and jacuzzi are no longer an exception these days. We also see a small sports facility and children's playground on the complex more often. Of course there are various options, whereby we listen carefully to your wishes. So if you only want a swimming pool, we can skip the more luxurious complexes. After all, you do not want to pay for facilities that you will not use.

The current new construction projects are often located in the best locations. Precisely because the customer who buys a property in Spain in 2019 often knows very well what he is looking for, the project developers will have to distinguish themselves. Projects are often well laid out with lots of privacy and new-build homes are stylishly and thoughtfully designed. This often uses natural light and beautiful views through the large windows.

Choosing your own design

If you are buying off-plan, you have the option to choose the materials used in many new construction projects. Floor and wall tiles, worktops, built-in appliances, used colors, etc. can usually be chosen from a number of variants. This allows you to personalize your home and make it your own style from the start.

Warranty and maintenance costs when purchasing a new-build property

Buying a newbuild property in Spain offers another important advantage: You buy a house with a guarantee. Thereby there is a 1 year warranty on the property with regard to material and defects. The project developers are also obliged to give a 10-year guarantee on the construction of the house.

In terms of maintenance costs you will certainly have an advantage in the first years. After all; you buy a new property so all materials are new and have no wear. Consider, for example, the boiler, electrical appliances, but certainly also window frames and sliding windows / doors. Because we also advise on renovation work on existing (older) homes, we know that these costs can rise considerably. With little or no maintenance during your ownership and good potential for possible future sales, buying new construction makes a good investment.
