01. Contact us for selling your house in Spain

The first step is to contact us via the contact form below, or by email / telephone. After this, we will schedule a personal appointment with you as soon as possible to discuss the possibilities for a sale. We aim to schedule an appointment within 24 hours.

02. Introduction and valuation of your Spanish property

If the property fits in our targeting group, we will put the property up for sale. We will then do a free property valuation. A correct valuation based on the market value is very important to guarantee a smooth sale.

In consultation with you as the owner, we will determine the asking price to sell your property in Spain. During this meeting, we can also provide information about the additional costs associated with the sale.

If you agree with our way of working, we need the following documents for the following steps to sell your property in Spain together:

  • Cadastral reference (can be found in Escritura or IBI invoice)
  • Copy of the identity card (s) / passport(s) of the owner (s)
  • Copy of the title deed (escritura) of the seller (s)
  • No (s) of the seller (s)
  • Last bill of electricity and water bill
  • Last invoice from IBI (SUMA)
  • Energy certificate (If you don’t have one yet, we can assist you to apply for one.)
  • Last receipt from the Community of owners.

03. Selling your Spanish property

As soon as we have received this information, we will offer you a sales agreement stating the conditions under which we will put your property up for sale and the agreed asking price. After your agreement, it will be signed by both parties.

After receiving the signed sales agreement, make an appointment with you to make professional photos of your property. We kindly ask you to have your property in as perfect a condition as possible at the time of the appointment. If you are not in Spain we can eventually arrange cleaning and garden maintenance to make the property look perfect. The photos (and video) are very important, because it is the first impression the customer gets through the internet.

We also make a video of the inside and outside of the property. Once the photos have been taken, we will publish your property on our website within 24 hours and offer it to you via a link. If you want adjustments, we can then make them in consultation.

We will do everything we can to promote your property to potential customers by, among other things, the following ways / media:

05. Information requests and viewing

As soon as we have a customer who makes an appointment to view your property, we will always try to inform you at least 24 hours in advance. We recommend that you always leave the property as tidy as possible for viewing. The Rayos de sol team understands better than anyone that communication with you as an owner is of great importance. However, it could always happens that customers are already on site and prefer to visit the same day; in that case we will always discuss with you whether this is possible. After each viewing, we will notify you of the customer’s findings as soon as we have received feedback.

06. Offers on your Spanish property and reservation

As soon as the customer is interested and wants to make an offer, we will inform you of this. Rayos de sol mediates in all negotiations, of course in consultation with you! Once there is an agreement, we will advise you in the next steps. We aim to draw up a reservation contract between you and the buyer within 24 hours. As soon as this has been signed, we will notify the buyer to pay the deposit within the specified period and send us the proof of payment. We will always indicate to the buyer that the property is only actually reserved after payment of the deposit within the specified period.

We recommend working with a solicitor to set up the purchase contact and complete the sale. Rayos de sol can recommend one if you do not yet have a representative. Of course it is up to you using our recommended solicitor or use your own solicitor.

07. Drawing up contracts and transferring your Spanish property

The final step is to make the contract and transfer the property. This will mainly be handled by the solicitor. He/she will carry out all legal processes and checks. The transfer will take place at the notary by signing the notarial deed and corresponding payment(s).
